  1. Start with your goals

    We’ll talk about why you’re moving, your ideal timing, whether you’re buying another home, and what a successful sale looks like for you. Bring your questions about the home, the market, and the decisions ahead.

  2. Review pricing and likely proceeds

    Mark reviews comparable sales, competing homes, and your property’s condition and features. Together, you’ll discuss a pricing strategy and the costs that affect your proceeds, including loan payoff, agreed compensation, closing charges, and any buyer concessions.

  3. Prepare the home

    Walk through the property and prioritize presentation, repairs, and cleaning around your budget and timing. Discuss what is worth addressing before listing and what may be better left for a buyer. Coordinate any work with the professionals you choose.

  4. Build the marketing plan

    Coordinate photography, property details, and the listing presentation. Review where and when the home will be marketed, showing arrangements, and how the plan fits your schedule. Any pre-market or Compass opportunities should be discussed for your specific property.

  5. Launch, show, and adjust

    Once the home is on the market, Mark helps coordinate showings and reviews feedback and activity with you. Compare that response with the competition and discuss whether the pricing or presentation needs to change.

  6. Compare offers and negotiate

    Look beyond the headline price. Review financing, contingencies, deadlines, requested concessions, and possession terms. Mark helps you weigh the trade-offs and negotiate; you decide which terms work for you.

  7. Navigate the contract and closing

    Track the deadlines and conditions in your agreement, including inspections, appraisal or financing when applicable, and any negotiated repairs. Coordinate closing documents, final walkthrough access, your move, and possession. The signed contract determines the specific obligations and timing.

When work makes sense, I can help coordinate trusted professionals for cleaning, painting, flooring, repairs, landscaping, staging, clean-outs, and other pre-listing needs. You choose the providers and approve the work; they handle their services. I help organize priorities and timing around your sale.
